We take many photos and high quality photos to ensure top placement on all the websites that takes our listings. The more photos a listing has the higher they will rank in a website. These efforts make us uniquely qualified to find qualified tenants as quickly as possible so your home is not sitting vacant. Our average days on market for rents is currently 10 days. If a prospect wants to book a confirmed appointment to view the interior of your home while browsing the internet any time, they can! Our software allows a prospect to make application from a smart phone right at the property.

To ensure we find you a qualified tenant in the least amount of time possible, we do several things. We install the signage at your property and publish the rental information on our top ranked website. We also advertise in over 360 additional websites including the Multiple Listing Service, Zillow, Trulia, etc. We have licensed agents available 7 days a week to show your property to prospective tenants or buyers, if selling. We also carefully screen your tenant's application by doing background checks, sex offender checks, rental/eviction history and income verification. See our Application process for more information. A custom lease to your property is created by our Real Estate Attorney with specific terms and conditions of the lease. We meet with prospect and go over lease and Tenant responsibilities. Once approved, we perform all the administrative duties in preparing the lease and all paperwork needed to complete the process. We do all that is necessary to get you the most qualified tenant in the least amount of time. Our collection process is very diligent to make sure we collect all rental payments in a timely manner to ensure positive cash flow. If needed we have Maintenance and cost effective solutions to save you money.
We take care of our customers. There is an agreement in the owner section of the website. Our staff will find you a qualified tenant with the same intensity as if we were managing your property. In this level of service we place the signage at your property and advertise it on our website and the Multiple Listing Services. We show the property to prospective renters as well as choose which are suitable for you to manage yourself. We also process the applications and administer the “rental only lease” as agent for the owner with no management involvement. You can decide to use our attorney lease or your own lease. All money is turned over to owner to manage and hold escrows.
Our fee for Rental Placement Only is: 100% of first full month’s rent as a Tenant Placement Fee.
