Home Watch is a scheduled visual inspection of an unoccupied property while the owner is away. During each visit, Cool Realty visually checks the property according to the applicable service agreement, documents what's observed, and reports it to you.
It's intended for owners who want someone local checking on their property on a set schedule, rather than leaving it unchecked for weeks or months at a time. Cool Realty's standard Home Watch schedule is bi-weekly visits, priced at $300 per month.

How Home Watch Works
Cool Realty's Home Watch service is built around a simple, consistent process:
- Your property is visited on a bi-weekly schedule
- Each visit includes a visual inspection of the property according to the service agreement
- Observations are documented and communicated to you
- If something needs attention, we let you know and can help coordinate next steps
The service is priced at a flat $300 per month, so you know what to expect from the start.
What Happens During a Home Watch Visit?
Each visit centers on a visual walk-through of your property's interior and accessible exterior. We look for visible signs that something may need your attention, including:
- Signs of forced entry or unauthorized activity
- Water intrusion, leaks, or unusual moisture or odors
- The general condition of the roof, ceiling, windows, and doors
- Whether the air conditioning is running
- Visible plumbing leaks
- The general condition of a pool, spa, or dock, if applicable
- Signs of pest or wildlife activity around the exterior
- General security of doors, windows, garage doors, and gates
At each visit we also take care of a few routine things:
- Collecting your mail and packages, securing them at our office, and forwarding them directly to you
- Flushing toilets and running faucets briefly to keep water in the traps
- Watering any plants you'd like us to
- Rotating which lights are on so the home looks lived-in
We document what we observe and let you know if anything needs your attention. Home Watch is a visual inspection service that doesn't include repairs, maintenance, cleaning, or a technical trade inspection by a licensed contractor. Bi-Weekly Visit Frequency
Cool Realty's standard Home Watch schedule is bi-weekly — your property is visited approximately every two weeks, about 26 times a year.

The Home Watch fee is $300 per month, billed according to the applicable service agreement, for bi-weekly property visits.
This fee is for the Home Watch service itself. It does not include vendor work, repairs, or handyman services; those are separate, and only performed when you need them (see Vendor Coordination below).
Reporting & Communication
After each visit, Cool Realty documents what was observed and communicates it to you, so you have a record of your property's condition, not just a general assurance that everything is fine.
What Happens If an Issue Is Found?
If something is observed during a visit that needs your attention, Cool Realty will contact you to let you know what was found. From there, you decide how you'd like to move forward. If the situation calls for a vendor or repair work, we can help coordinate that; see Vendor Coordination below.
Additional vendor, handyman, or repair work is not automatically included in the $300/month Home Watch fee.
Vendor Coordination
Cool Realty has cultivated its vendor network for more than 20 years, and also has a handyman on staff. If your property needs additional work beyond the visual Home Watch visit itself, we can help coordinate a vendor or our in-house handyman.
Vendor and handyman work is separate from, and not included in, the $300/month Home Watch fee. Any additional work is handled and priced separately.
Home Watch vs. Property Management
Home Watch and property management are different services, built for different situations.
Home Watch is for a property that isn't being rented out, scheduled visual visits to a vacant or unoccupied home, for a flat $300/month.
Property management is for a property you're renting to tenants, it covers things like tenant placement and rent collection, for a percentage-based management fee (10% of monthly rent, or 9% for active-duty military property owners).

Home Watch vs. House Sitting
Home Watch isn't the same as house sitting. A house sitter typically stays at the property while you're away. With Home Watch, nobody lives in or stays at your home. Cool Realty visits on a scheduled basis, checks the property, and lets you know what was observed.
